Why Demolition Waste Costs Are a Weight Problem First
Every roll-off container has two ceilings. One is volume — the space inside the box. The other is payload, meaning what the loaded truck is legally allowed to carry on the road. Whichever ceiling you reach first ends the load and triggers the trip. On ordinary commercial waste you reach volume first every time. On demolition debris you reach weight, usually with room still showing at the top rail.
The numbers make it plain. A loose commercial load of mixed waste often crosses the scale around two to three tons while looking full. That same container, loaded with compressible material worked down properly, can approach eight to twelve tons at roughly 95% of permitted DOT payload. Demolition debris starts near the top of that range with no help from anybody, and broken slab, brick, and block can max out a truck in a box that is a third full.
That is why the usual cost-reduction advice lands so poorly on a demo site. Most of it is written for businesses paying to haul air, and on a general commercial container that advice is exactly right. Nobody on a concrete job is paying to haul air. They are paying to haul mass, and mass is not negotiable. What is negotiable is how many trips that mass takes, whether each one leaves at full legal payload, and whether the light half of the job is riding along in the same box making both worse.

The first row is the one that matters on a concrete job. Max Compacx will tell a customer to skip the compaction visit on a pure dense load and simply haul it, because there is nothing there for the visit to do. That is a smaller sale on purpose.
Materials Rules
Declared Dense Loads, and What We Won't Take at All
Dense material has to be declared before a container is set. This is the most common avoidable cost on a Middle Georgia demolition job, and it costs money three ways at once: the wrong size arrives, the load gets refused at the pull as overweight, and the material may need routing to a facility nobody planned for.
Say it is concrete when you call. Clean concrete and masonry removal is handled as a container-and-haul job rather than a compaction job. Declaring it changes the container size, the pull schedule, and where the material goes — and it has to be confirmed against what the receiving hauler will accept before delivery rather than at the scale afterward.
What Max Compacx does not handle at all: dirt, soil, aggregate, and other dense no-air material. Liquids of any kind. Hazardous or regulated waste. Sealed drums and pressurized vessels, because nothing under pressure goes into a container that may be worked. And anything the receiving hauler will not accept, whatever it is.
Nothing above the rails. A container loaded over the top rail cannot be tarped and cannot legally travel, which turns a scheduled pull into a return trip — the most expensive kind there is.
None of that is a policy written to protect us. It is the materials reality of heavy debris, and the crews who already know it are the ones whose containers leave full and legal.
Where It Still Pays

Here is the other half of the honesty, and it is the profitable half. Almost no demolition job is pure rubble. Alongside the heavy fraction there is always a light, bulky one — drywall, insulation, ceiling tile and grid, framing scrap, doors, casework, flooring, packaging. That material is mostly air, and air is the one thing a compaction visit removes well.
Interior demolition and tenant strip-outs are the clearest case. The container fills by volume long before it approaches payload, whole cabinets and framing leave enormous voids, and the box goes out light. On that stream, plan around roughly 2:1 on mixed waste — about twice as much material before the container has to leave — with one or two compaction visits between pulls. Streams approaching 3:1 are cardboard-heavy operations, which a demolition site generally is not, so expect the lower end. Storm and woody debris behave similarly while the material stays dry, though wet material and structural debris pull the load toward the weight ceiling fast.
The most useful thing a demolition contractor can do is keep the two fractions apart where the job allows. One container reaching payload on masonry and another reaching volume on strip-out material means both trips are full trips. One container doing both means the heavy material maxes the truck while the light material rides along uncompacted.
